How is stamp duty calculated on a property?

Stamp duty is calculated as a percentage of the higher of the declared sale price and the government's own valuation for that property - never the sale price alone. Some states apply one flat rate; others use value-based slabs or split rates where a concession applies only up to a certain value band.

Which states give a discount to women buyers?

Gujarat, Haryana, Delhi, Punjab, Uttar Pradesh, Uttarakhand, Rajasthan, Chhattisgarh, Odisha and a few others offer a genuine reduced rate or fee waiver for a sole female buyer. States like Karnataka, Kerala, Tamil Nadu, Madhya Pradesh and West Bengal do not - their rates are the same regardless of the buyer's gender.

Is registration fee the same as stamp duty?

No - they are two separate charges. Stamp duty is the tax on the transaction itself; registration fee is what the Sub-Registrar's office charges to record the deed. Some states also add a transfer duty, cess or local-body surcharge on top of both.

Why do some states show "verify on official portal" instead of a number?

For a handful of states, public sources currently give conflicting figures for the current rate. Rather than guess, this calculator tells you that directly and links the official portal - a wrong stamp duty estimate is worse than no estimate at all.

Stamp Duty in India: How It Actually Works

Stamp duty is a state government tax charged when a property sale is registered - it is not calculated on the price you negotiated, but on the higher of that price and the government's own valuation for the property (called the circle rate, guideline value, Jantri value, DLC rate or guidance value depending on the state). Because each state sets its own rate, slab structure and concessions under its own Stamp Act, there is no single "India rate" - Kerala charges a flat 8%, Karnataka uses value-based slabs from 2% to 5%, and several states offer a meaningfully lower rate to a sole female buyer while others do not.

Registration fee is a separate charge on top of stamp duty - commonly 1% in many states, but as high as 4% in Tamil Nadu, and sometimes capped at a fixed rupee amount regardless of property value. Several states also add a transfer duty, metro cess or local-body surcharge that isn't included in the commonly-quoted headline rate.
